When selling your own property you won’t have to do all the things a real estate agent does: typically a myriad of disclosure forms to cover their exposure to liability, errors and omissions. On the other hand, it may do you some good to dot as many “I’s” and cross as many “T’s” as you can, just to make sure you’ve paved the way to a smooth, fast sale. Get to know some local real estate agents and let it be known that you’ll work with them should they have a qualified buyer.
Pricing is very important when you’re looking for a quick sale. If you want to sell fast you might even consider advertising some percentage discount for a cash sale.
You’ll want to prepare, or stage, your house to make the best possible impression on the potential buyer. Eliminate clutter, exterior and interior paint to make it clean and new-looking. Shampoo carpets and draperies to eliminate odors. Clean up the landscaping and plant some colorful flowers if the season is right. Finally, write some ads that speak to your target market, get ‘em in the local and/or regional papers and get a sign up so that folks know your place is for sale. Don’t forget to get flyers made to put up on various bulletin boards around town (this is usually a free posting) as well as to hand out. Tell your neighbors! They may have a friend that wants to move into their neighborhood. And, finally, here’s a marketing tool that lots of folks are using: Craig’s List (www.craigslist.com).
